TERMS AND
CONDITIONS
Receipt of your
deposit confirms that you have reviewed the following policies and procedures
and accept the given terms. Please
contact us with any questions or concerns you might have.
DEPOSITS: Book-It
V.I. requires a 50% deposit to
confirm any reservations. This
deposit must be received in our office within 10 days of putting the villa/condo
on hold. Please check your
confirmation for details as to who to make the check payable to, where to mail
deposit and how to mail it.
BALANCES: Balances for villas
are due 60 days prior to arrival. If
your villa requires a security deposit, this will be due with your final
balance.
CANCELLATION POLICY:
Please note that all villas are privately owned and cancellation policies
often differ. Consult your Book-It
V.I. confirmation letter for the specific policy for your rental.
TRAVEL INSURANCE:
Book-It V.I. highly recommends that all travelers purchase travel
insurance for your
St. John
vacation (especially during our hurricane season months – July to November).

MAXIMUM OCCUPANCY: Your
unit should not be occupied by any more than the number of persons indicated on
your confirmation letter. Additional
persons during your stay will be subject to additional person fees (which differ
with each villa). Occupancy is
defined as any overnight stay.
MAID SERVICE/SPECIAL REQUESTS: While
linens and towels are provided in all of our villas, daily maid service is not.
Maid service, at an additional charge can be arranged with a minimum 24
hours notice. Cribs and other
childcare or guest convenience items are offered at an additional charge.
CHECK IN: Villa check ins
begin at
3:00 pm
. Early arrivals will be accommodated, if possible.
CHECK OUT: Check out for
villas is
10:00 am
. Some villas may have a later check
out time, please check your confirmation to confirm.
Late check out might be able to be arranged depending on the villa’s
arrival schedule. Please contact
manager to arrange.
MAINTENANCE: In the
event of equipment malfunction within any unit, home managers and Book-It V.I.
will expedite repairs as quickly as possible.
Any maintenance items should be reported to Book-It V.I. and your villa
manager as soon as possible. No rent
adjustments can be made for circumstances beyond our control or for malfunction
or loss of use of equipment or amenities. Please
note that parts and service are difficult to get on short notice due to
St. John
being a small island.
TELEPHONE USAGE: Each
property is equipped with a telephone. Local
calls are free of charge. Please
bring a calling card for any long distance calls.
If you do not have a calling card, one can be purchased at any of our
island grocery stores.
SMOKING: We ask that smoking
be limited to only the outer decks and patios of our units.
Please do NOT smoke inside the villas.
Some homes are completely non-smoking (decks and patios as well), if a
home is completely non-smoking, it is noted on their webpage.
UNITS FOR
SALE
: In the event that the property
which you are renting is listed for sale, we may need to coordinate the showing
of the property during your stay. We
will make every attempt to schedule the showing at a convenient time to lessen
any disturbance of your vacation.
UNIT FURNISHINGS: All condos
and villas are individually owned and decorated and vary according to the
owner’s taste. Towels and linens
will be provided. Check with Book-It
V.I. or the villa’s webpage for specific amenities for your villa.
PETS: Pets are NOT allowed in
any of our properties. Some villas
do have outdoor wild cats and will provide food for the cats.
If this is the case, feeding of the cats is optional and we ask that you
do not permit these cats inside the villa.
CONSTRUCTION: New
construction is taking place all over St. John
. We cannot be responsible for homes
that may be under construction near the home that you rent.
We will do our best to let you know of any concerns we might have due to
construction in your neighborhood.
INCLEMENT WEATHER: Book-It
V.I. cannot be held liable for weather during your stay.
In the event of a tropical storm or hurricane that might be a potential
threat to the islands, we will be monitoring storm reports and projections.
Please contact Book-It V.I. to see what the specific policy in regards to
hurricanes is for your particular property.
RETURNED CHECKS: For
any checks returned to us due to insufficient funds, there will be a charge for
the applicable bank fees, plus a $20.00 handling fee.
INSECTS:
While our island winds generally keep the “skeeters” away, when we do
have heavy rain or light tradewinds, they might stop by to visit.
By keeping your screens closed and the fans on, you can generally keep
them out of the way. We also
recommend Off Skintastic Bug Spray or Lotion, as both work very well in keeping
them away (can be found at Starfish Market).
In the kitchen, be sure to keep food closed up as we do have pesky little
ants that arrive especially during dry periods.
We do exterminate the units on a regular basis, but this can, at times,
be part of island living.
KEYS: Upon arrival,
you will be given a set of keys (some villas offer 2 sets).
Upon departure, please leave the key in the said place (all villas differ
with this). There will be a $10 fee
for lost or misplaced keys.
LOCK OUT FEE: There is a
charge of $20 for key delivery in event of a lock out from your villa or safe.
LOST ITEMS: Book-It
V.I. is not responsible for any items left in the unit.
If they are found by our staff or cleaners, returns will be held at our
office or returned to you at cost, plus a handling fee of $10.
